POCKET LISTING

A pocket listing is a home for sale in areas such as Coral Springs, Parkland, Boynton Beach, Delray Beach, Boca Raton and Wellington where the seller has made an arrangement with a local real estate agent to show the home for sale.  The pocket listing is typically not in the Multiple Listing System and is the real estate agent may have an exclusive arrangement with the seller.  Buying a pocket listing in Coral Springs, Parkland, Boynton Beach, Delray Beach, Boca Raton and Wellington
is usually and advantage since sellers are often motivated to sell but do not want to commit to a long term agreement with an agent. Senate OKs Property Tax Relief Package

TALLAHASSEE -- The Florida Senate early Thursday approved its version of a property tax relief package that rolls back city and county taxes while providing extra tax breaks for first time homebuyers and business owners in Parkland, Coral Springs, Boca Raton and throughout the state.

UF STUDY-THE PRICE IS RIGHT SO BUY NOW!

Homebuyers throughout Florida and especially in central and south florida communities such as Parkland, Coral Springs and Boca Raton should act now! The price is right as the state's single family home market in Parkland, Coral Springs and Boca Raton bottoms out, according to a University of Florida study released today.

The study's findings indicate that if you are thinking of buying a home in Parkland, Coral Springs and Boca Raton , there is probably not much to be gained by holding out.

FLORIDA HOME SALES DECLINE

Mirroring a national pattern, Florida's housing sector continued to show signs of adjustment in August. A total of 14,736 existing single-family homes sold last month, a decrease of 34 percent from the 22,421 homes sold during the previous August. The statewide existing-home median price remained unchanged at $248,400 last month.

SOMEONE'S IN THE KITCHEN

Remodeling experts recommend that Boca Raton, Parkland, Coral Springs, Boynton Beach and other homeowners upgrade their kitchens if they want the best return on a remodeling investment. The National Association of Realtors (NAR) 2005 Cost vs. Value Report shows that Boca Raton, Parkland, Coral Springs, Boynton Beach and other homeowners recouped
91 percent of their investment in mid-range kitchen remodels
last year, versus a 66-percent return in 2002. The return on
investment was higher in Florida, ranging from 95.2 percent
to 113.4 percent in Jacksonville, Orlando and Tampa. However,
NAR spokeswoman Stephanie Singer says Boca Raton, Parkland, Coral Springs, Boynton Beach and other homeowners will not recoup as much at the time of resale for upscale remodels. Outdoor kitchens and contemporary styles are also popular.
